Why Do I need an EPC ? The law states that if you are using any form of marketing to sell your home such as a advert in the paper you will need an Energy Performance Certificate ( EPC ) as part of the Home Information Pack Rental - Since 1st October 2008 a landlord needs to provide an Energy Performance Certificate whenever a home in the social or private rented sector is let to a new tenant On Sale - The seller is responsible for ensuring a certificate is made available to all prospective purchasers at the earliest opportunity. Homes sold without marketing for sale require an EPC on sale from 1st October 2008
What does the EPC involve ? We appreciate that conducting survey's involves entering your home. Therefore, we will ensure that all survey's are carried out in a discreet and friendly manner. The assessor will show you their photo identification upon arrival. The home owner will be asked to complete a simple questionnaire giving details about the property The assessor will: ● Record Interior or Exterior dimensions ● Record Glazing/ Heating/ Lighting/Ventilation for each room ● Record loft/wall insulation Loft Voids/Basements/cellar will also be inspected if present
How Long Does the EPC Take ? On average 1 hour depending on the size and complexity of the property
